QUESTION:  What are Deed Restrictions?

ANSWER:  Deed Restrictions govern the way in which a residential property can be used.   Written into the deed for the property, they run with the land and can take the form of conditions, covenants and restrictions, and are imposed by the Property Owners Association.  The deed restrictions are aimed at ensuring aesthetic uniformity between a property and its neighboring properties and to maintain property values.


QUESTION:  What are Bylaws?

ANSWER:  Bylaws are the official guidelines for the operation of the Property Owners Association.  The Bylaws define the duties of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, the principal office of the Association, as well as other specific items that are necessary to run the Property Owners Association as a business.


QUESTION:  Is there a Buyer Application Process?

ANSWER:  Yes, every adult is required to submit an application prior to purchase, found on our home page.  We have also provided a convenient checklist to ease the process.  Once completely filled out, please return the application, a copy of the applicant's drivers license and the application fee per adult occupant (by check or money order made payable to "GGC POA".  Processing is generally within 48 business hours.


QUESTION:  Are there any restrictions on rental property?

ANSWER:  Yes, and the Deed Restrictions prohibit the rental of properties within the first year of ownership.  A property is considered a "rental" when it is occupied by someone other than the owner and in the absence of the owner, regardless of whether or not money is exchanged. Tenants can not have pets.
